Roof Replacement
Replacement here splits along one line: whether the person paying for the roof is the person sleeping under it. More homes in Muncie are rented than owned, and those two owners want genuinely different things out of the same tear-off.

Roof Leak Repair
A leak in a rented house takes a longer road than a leak in an owner-occupied one. The stain appears, the tenant reports it, the report waits for somebody who lives elsewhere to read it, and by then the ceiling has been wet through two or three rain events.

Storm Damage Restoration
East Central Indiana takes its damage from organized squall lines that cross the state west to east inside an hour. One line can strip a row of houses and leave the next street untouched, which makes a street-by-street assessment worth far more than a regional one.

Hail Damage Roofing
Hail reaches Muncie a few times in a normal year, ahead of the same squall lines that bring the wind, and mostly at sizes that will bruise a shingle rather than shatter it outright. That makes the honest assessment harder than the dramatic one, and the wrong call more expensive.

Wind Damage Roofing
Wind is the damage Muncie gets most often. Straight-line gusts along an advancing gust front pick at the same weak points every time: the rake edge, the first course above the eave, the ridge cap, and any slope facing straight into the open ground west of the city.

Roof Inspections
An inspection is only useful if somebody can act on it. In a city where most homes are rented and the building commissioner comes out on complaint rather than on a schedule, the report has to travel: to an owner elsewhere, a manager, a buyer, sometimes the city.

Asphalt Shingle Roofs
Nearly every roof in Muncie is asphalt shingle, and nearly every one of them sits on board decking rather than plywood. That single fact drives more of our specification decisions than the shingle brand on the wrapper ever will.

Metal Roofing
Metal is the product we most often talk somebody out of, and it seems worth being direct about the reason here rather than burying it four paragraphs down a page where nobody will read it. A 24-gauge standing seam roof with concealed clips and a factory finish is genuinely excellent.

Tile Roofing
Tile is rare in Muncie and we will not pretend otherwise. What exists is mostly original clay on a small number of substantial houses and institutional buildings from the 1910s and 1920s, plus a handful of concrete tile roofs added much later.

Flat & Low-Slope Roofing
Muncie carries far more low-slope roofing than the street view suggests, because almost none of it sits on the main house. It is on the rear additions, the enclosed back porches and the small extensions added over a century of families needing one more room.

Roof Coatings & Sealing
Coatings have one narrow and genuine use, and a much wider use as a way of postponing a decision that has already been made by the roof. We would rather be useful about the first than paid for the second.

Roof Ventilation
More Muncie roofs die of poor ventilation than of weather. A shingle cooked from underneath by trapped attic heat loses its life quietly and on schedule, and the owner blames the storm that finally took the tabs off.

Skylights
Most skylights in Muncie arrived with an attic conversion. Somebody turned the top floor into a bedroom, needed light and egress-adjacent daylight, and cut an opening in a roof that was never designed for one.

Gutters & Downspouts
Gutters get sold as an accessory almost everywhere. In Muncie they are part of the roof standard, because the city's housing code puts the roof and its drainage in the same sentence and asks that the drainage keep rainwater from causing dampness in the walls and the interior.

Fascia & Soffit
The eave is where two systems meet and where both usually fail first. Fascia carries the gutter, soffit carries the intake air for the whole attic, and on a Muncie house of any age both are wood that has been painted over more times than it has been repaired.

Chimney Flashing
Chimneys cause more roof leaks in Muncie than any other single detail, and the reason is historical. These houses were built with masonry flues for coal and then for gas, and a great many of those flues have been out of service since the furnace was replaced decades ago.

Emergency Tarping
Emergency work in a majority-rental city has a problem that has nothing to do with roofing: the person watching water come through the ceiling frequently is not the person who can authorize the repair. That gap is where most of the damage actually happens.

Commercial Roofing
Commercial work in Muncie means three fairly distinct buildings: the downtown blocks with retail below and apartments or offices above, the industrial and warehouse stock left from the city's manufacturing century, and the apartment buildings that house a large share of the population. The downtown buildings are the awkward ones.

Insurance Claim Help
We are roofers rather than public adjusters. Negotiating with your carrier is not our job, and neither is advising you on the terms of your policy.
Muncie Roof Pros covers roof replacement, roof leak repair, hail and storm damage restoration and commercial low-slope roofing across Muncie and Delaware County. We fit architectural laminate shingle, standing seam and exposed-fastener metal panel, TPO and EPDM membrane, site-formed aluminum gutter, and the flashing and ventilation detail that decides whether any of it lasts.
Almost everything we touch is asphalt shingle over board decking, because that is what this city is built from. The median Muncie home dates to 1967 and close to a fifth of the stock was standing before 1940, so a replacement here is a deck job as much as a shingle job. We open the deck, photograph it, and price the repair before anything new goes down.
More homes in Muncie are rented than owned, which changes who makes the decision and how quickly a leak gets reported. Every inspection, scope and photograph we produce is written to be acted on by whoever holds the responsibility, whether that is an owner on the next street or a management company two counties away. We quote repair when repair is the right call.
What Muncie Customers Say
They found the leak in the attic before they ever went on the roof, and it turned out to be the chimney rather than the shingles. Two other outfits had quoted a full replacement. The repair has now held through two winters.
I own three rentals and I am not in town often. The photograph set and the written condition report meant I could approve the work the same day instead of driving over. They dealt with my tenant directly and kept me copied on everything.
The back porch roof had been leaking for years and every quote I got was for the whole house. These are the only people who priced just the low-slope section and explained why the main roof was fine. Half the money I expected to spend.
Talked me out of the standing seam I rang about, put the shingle number next to it, and explained exactly why for a house I plan to sell. Then found rot over the chimney once the old roof came off and photographed it before repairing.
Why Muncie Chooses Muncie Roof Pros
- ✓We quote the ownership horizon as well as the roof, because a house you intend to keep and a house you intend to rent for five more years deserve different specifications and a printed price difference between them
- ✓Inspections are written in the language of Muncie Code section 155.26, so the report works in front of the Building Commissioner, a lender, a tenant or a landlord who has not been answering the phone
- ✓Every proposal names the underlayment, the flashing metal, the fastener pattern and the intake-to-exhaust ventilation split, so two bids can actually be compared rather than guessed at
- ✓Indiana licenses no roofers and Muncie registers four trades that do not include roofing, so we lead with the permit number, the carrier's certificate and the photographs instead of a card
- ✓Roof drainage is priced with the roof rather than sold afterwards, because the city's housing code puts the two in the same sentence and a wet wall does not care which invoice it came from
- ✓Repair gets recommended ahead of replacement wherever the roof will carry it, a claim gets discouraged when the arithmetic does not justify one, and a product you asked for gets argued against when it is wrong for the building
About Muncie Roof Pros in Muncie, IN
Muncie Roof Pros works on houses, rentals and commercial buildings across Muncie, Yorktown, Eaton, Albany and the small towns out through Delaware, Randolph, Blackford, Jay, Henry and Grant counties. Replacement, leak repair, hail and storm work, low-slope membrane, ventilation, gutters, chimney flashing and commercial maintenance all run through the same crews.
The way we work is shaped by what this city is. Most homes here are rented, the housing is old enough that board decking is the norm rather than the exception, and no inspector arrives on a schedule to look at a roof. So everything we produce is dated, photographed and written plainly enough to travel between a tenant, an owner, a manager and the Building Commissioner without needing a translator.
Some jobs we will argue you out of. Where a roof still has years in it and wants one cracked plumbing boot, the boot is all that gets quoted. If you want standing seam on a rental you intend to sell inside a decade, we will show you the shingle price beside it and tell you which we would buy. And if the likely storm scope sits near your deductible, we will tell you not to file.
How It Works
- 1
Attic First, Then Every Slope
We start inside with the lights off, looking for daylight at the ridge and eaves, wet rafter tails, frost staining on the sheathing and bath fans discharging into the attic. Then every plane is walked where it is safe or shot with a pole camera, and photographed with the date on the frame.
- 2
A Report Written to the Code Language
Muncie Code section 155.26 asks whether a roof is structurally sound, free of defects that might admit rain, and drained well enough to keep dampness out of the walls. Our condition report answers those three questions in order, which makes it usable by an owner, a tenant, a lender or the Building Commissioner.
- 3
Scope, Price and Permit
The proposal names the underlayment, the membrane, the flashing metal, the fastener pattern, the ventilation split and the drainage, so two bids can be compared honestly. We pull the city building permit through the Building Commissioner's office and give you the number before work starts.
- 4
Tear-Off, Deck, Dry-In, Finish
Everything comes off to the deck. Soft or gapped boards are replaced or re-sheathed and photographed while open, self-adhered membrane goes in at eaves and valleys, and the roof is dried in the same day it is opened. Gutters, downspouts and ground discharge are finished as part of the job.

Commercial and Multifamily Roofing in Muncie and Delaware County
Commercial work here means downtown blocks with retail below and apartments or offices above, industrial and warehouse buildings left from the city's manufacturing century, churches and schools, and the apartment stock that houses a large share of Muncie.
Most of it is low-slope behind a parapet, most of it is occupied, and most of the leaks are at the parapet cap, the wall tie-in or a blocked drain rather than out in the field.
We specify to the deck and the exposure, phase the work around tenants who cannot close, and never leave a building without a dry-in overnight.
- ✓Mechanically attached and fully adhered 60 and 80 mil TPO on fastenable decks
- ✓Fully adhered EPDM where uplift or an irregular roof shape argues against fasteners
- ✓Two-ply SBS modified bitumen where service traffic and repeated access are the reality
- ✓Polyiso insulation built up to the specified R-value, tapered where drainage needs it
- ✓Parapet cap, through-wall counterflashing and masonry tie-in rebuilds
- ✓Internal drain, scupper, overflow and pitch pan repair and replacement
- ✓Silicone and acrylic restoration coatings, quoted only after a core cut comes back dry
- ✓Twice-yearly maintenance with a photographed condition log and a written change list

Frequently Asked Questions
Does Muncie require a permit to replace a roof?
Yes. A reroof falls under the city's building permit schedule as replace, alter, addition or repair work, which for a residential building starts at a seventy-five dollar minimum plus a charge per square foot. We pull it through the Building Commissioner's office and pass you the number. A contractor who does not want a permit pulled is telling you something.
Does Indiana license roofing contractors?
No. There is no state roofing license in Indiana, and Muncie does not fill the gap either: the city's permit schedule requires local registration for plumbing, electrical, heating and fire-suppression contractors and stops there. Roofing is not on that list. Ask instead for the certificate of insurance direct from the carrier, the permit number, and photographs of the last three jobs.
My landlord will not repair the roof. What can I do?
Muncie Code section 155.26 applies the same roof standard to a landlord as to an owner-occupant, and section 155.07 says the Building Commissioner inspects on complaint. That means somebody has to file one, because nobody is coming on a schedule. We can supply a dated photographic condition report to attach to it, whether or not you hire us for the work.
How long should a roof last here?
A three-tab roof in Muncie realistically runs fifteen to twenty years and a good laminate twenty-five to thirty. The roofs that fall well short of that almost always failed on ventilation rather than weather, because a shingle cooked from underneath by trapped attic heat ages on a much faster clock than the wrapper promises.
Can you replace one slope instead of the whole roof?
Sometimes, and we will tell you when. If one plane lost tabs and the rest of the field still resists a firm lift, a matched repair is honest work. If shingles release under thumb pressure across several slopes, replacing one plane just moves the problem. Color will never match exactly on a weathered roof, and we say so before you decide.
Are gutters part of the roof or a separate upgrade?
In Muncie they are part of the standard. The housing code names roof drainage in the same sentence as the roof itself and asks that it keep rainwater from causing dampness in the walls and interior. So we price the trough, the outlet sizing and the ground discharge with the roof rather than presenting them as an add-on afterwards.
